Cadillac Mobile Estates is a two-star all-ages manufactured home community located approximately 5 miles south of Tucson, Arizona. The community is comprised of 35 mobile home spaces, three permitted non-operational MH/RV sites that need utility connection upgrades, a single-family residence, and 5 non-permitted RV hookups. At the south end of the property, there are three storage lots, each rented to residents for $25 per month. The previous owner added five pedestals behind the storage lots to accommodate RVs. These RV sites are rented for approximately $335 per month each, and are well occupied year-round. These sites may not be permitted. Built in 1961, the park has only had two owners since its inception. This quiet community in a rural neighborhood features a laundry facilities and a small recreational room. Electric service is provided by Tucson Electric Power Company and natural gas is provided by Southwest Gas. Gas services are direct and electric services are sub-metered. The residents also have the option to purchase their own propane. Water is sub-metered and is provided by the City of Tucson. The current owner has installed individual water meters at each home site and is now passing through the water usage cost to the residents. The park has its own septic system and is has been serviced by one septic contractor for many years. All of the information regarding the septic and leach field system is available. Pima County will require the Seller to do a septic certification as part of the transfer of ownership. The cost of sewer service (septic) and trash removal is passed through to the residents. The community is located in an Erosion Impact Zone and requires special set-up for new homes installed within 200 feet of the wash west of the property. The Seller has recently installed water diversion sumps with dry wells at the front of the park and grated water collectors at the west end of the park, which drain into the wash. This system diverts the surface drainage from Old Nogales Hwy into the dry wells at the front of the park and the internal surface drainage to the wash at the rear. The park needs asphalt road repair, overlay, slurry coat, seal and striping to substantially upgrade its appeal.
