Office tenants have long been attracted to this part of the metroplex due to its proximity to downtown Dallas, excellent highway access in Interstate 35/Stemmons and nearby Love Field Airport.

The tenant base in the area is diverse and skews heavily toward government and medical tenants. These include regional offices for the FBI and DEA and the UT Southwestern Medical District including UT Southwestern Medical School, Parkland Hospital and Children’s Medical Center. In the private sector, Bank of America and Southwest Airlines are taking the space in the area.

Office construction has transformed the area across several development cycles. In recent years, many existing assets have been prime targets for redevelopment, including Pegasus Park. A handful of large scale, built-to-suit projects have delivered since the early 2000s.

The area’s excellent reputation as a major office node and relative affordability has kept vacancy rates stable.

Grant Gomez, Leasing Associate
Grant joined TXRE Properties in 2022, since joining TXRE he has become an integral part of the Dallas leasing team. He prides himself on his work ethic and determination to provide his clients with the best service possible. Grant attended Texas Tech University where he graduated from the Jerry S. Rawls College of Business with a Bachelor of Business Administration. When Grant is not working you can find him watching sports and spending time with his friends and family.
Matthew Cheney, Associate
Matthew Cheney is a Leasing Associate at TXRE Properties, where he plays a key role in the firm’s office leasing platform across the Dallas-Fort Worth metroplex. Matthew’s responsibilities encompass tenant outreach, lease negotiations, and strategic marketing initiatives. He works closely with clients to position office assets for success in a competitive market and strives for excellence by employing a strategic, results-driven approach to consistently deliver top-tier results.
Matthew began his commercial real estate career at Stream Realty Partners, where he was part of the Office Agency Leasing Team. A native of the Dallas-Fort Worth area, Matthew is an avid Texas sports fan who enjoys playing golf, spending time with friends and family, and traveling in his spare time.
