Rent Types


The rent amount and type that the tenant (lessee) will be responsible to pay to the landlord (lessor) throughout the lease term is negotiated prior to both parties signing a lease agreement. The rent type will vary depending upon the services provided. For example, triple net (NNN) rents are typically lower than full service rents due to additional expenses the tenant is required to pay in addition to the base rent. ABOUT THE PROPERTY

The Distrikt completed construction in 2025 Q2 and builds off concepts that are popular throughout Europe. The property features eight stand-alone buildings with common area seating. The design creates the feeling of an activated alley where groups of patrons can visit several businesses, each get something different, and sit together in the shared seating area. Music plays throughout the property, with the potential for live performances, while string lights stretch from building to building and abundant landscaping provides a shaded canopy. Each building resembles a container but is constructed from structural steel, allowing for larger interiors than conventional containers. Spaces range in size from 300 square feet up to 2,400 square feet depending on tenants’ needs. A dedicated common area building provides bathrooms for all businesses, eliminating the need for individual tenants to build them within their spaces. The property is fully fenced and operates under a unified umbrella liquor license, which all businesses are able to use.
