Logistics park with a total planned area of 98,965 m2 located in Villaverde, Madrid. The PAL M-40 complex has been developed on a plot of 170,000 m2 and the construction project comprises two phases: Phase 1:51,823 m2 and Phase 2:47,152 m2. Phase 1, now completed, consists of 13 modules of 3,413 m2 with the possibility of joining each other up to the entire surface. Phase 2 will focus on “turnkey” projects with the possibility of customization according to the needs of each user. The park is located in an enclosed area with perimeter fencing, guard house and access control. Inside it includes maneuvering yards for trucks 35 meters in length with concrete berthing area and shared maneuvering yards of 55 m, wide roads and parking for cars and sustainable green areas with native plants. The multi-tenant warehouses are designed with precast concrete structure, Deck type floor deck and access ramp per module. Other features include a floor bearing capacity of 60 kN/ m2, ESFR K25 sprinkler system, exhaust vents for smoke evacuation, loading area with concrete screed, electrohydraulic springs and sectional doors and pre-installation of the BMS System. Optimization of natural lighting through skylights, LED lighting inside and outside the warehouse and LEED Gold certification. Excellent location in the Villaverde district, in front of the M-40. Given its location, the delivery time to the center of the capital would not exceed 18 minutes, which makes it a logistics center that perfectly meets the needs of electronic commerce and delivery warehouses linked to the food sector.
