The Property fronts Colston Lane which runs the length of its south western boundary and provides access to the village centre and out towards the A46. The Property is broadly rectangular in shape, with the brownfield element sloping down towards the canal. The brownfield element currently comprises a derelict former cheese factory 'Millway Foods', partly demolished and fire damaged. The majority of the perimeter of the Property is bound by mature trees. There is an existing vehicular access via Colston Lane situated at the southern corner of the Property's boundary.
