Sam Royle, Director
With over a decade of experience in the sector, Sam has a proven track record in both landlord and occupier representation. His expertise spans the full property lifecycle – from strategic site selection and development advice to acquisitions, disposals, and lease negotiations. Prior to founding BOX4 Real Estate, Sam was a Partner at Knight Frank for 5 years having previously held roles at Cushman & Wakefield and Roger Hannah. Sam is a member of the Royal Institution of Chartered Surveyors and is based in our Manchester Office and specialises in advising funds, property companies, developers, and occupiers on industrial and logistics real estate across the North West.

Michael has been with the practice for over 25 years becoming a partner in 1999 when he became managing partner of our Burnley office.

Michael specialises in agency and development work and is a member of the RICS and a Registered Valuer.

He provides advice for a wide range of clients from owner occupiers through to developers and the public sector and has also provided advice in respect of planning submissions and local plan enquiries.

Jason qualified as a Chartered Surveyor in 1995 having graduated from Trent Polytechnic in 1993 with a Degree in Estate Management.
