Asimismo, incorpora nueve rampas de acceso. La estructura está ejecutada con prefabricado de hormigón. El proyecto contempla una clasificación de riesgo medio 5, en previsión de posibles actualizaciones normativas. Incluye oficinas terminadas, que representan entre el 6 y el 8 por ciento de la superficie, y una zona de mezzanine equivalente al 5 por ciento. Además, cuenta con certificación BREEAM Excellent. El desarrollo se sitúa en el Polígono Industrial S’Alter, en el municipio de Silla, al sur de Valencia. Se trata de una zona consolidada desde el punto de vista logístico e industrial, con conexiones directas a las principales vías de comunicación del área metropolitana, como la AP-7, la A-7 y la V-31. También dispone de acceso a transporte público mediante las líneas de autobús L181 A/B y L182 A/B. En cuanto a distancias aproximadas en línea recta desde el centro del código postal, la V-31 se encuentra a 0,3 km; el Aeropuerto Internacional de Valencia, a 9 km; CSP Iberian Valencia Terminal, a 6 km; el núcleo urbano de Silla, a 0,8 km; la parada Silla, Albufera 5, a 0,2 km; Mercadona, a 0,4 km; Mesón Forcat, a 0,7 km; y Anticrisis del Hogar, a 3 km.
