Haslingden is a town in Rossendale, located approximately 20 miles north of Manchester and 10 miles south west of Burnley. The town benefits from good motorway communications, with Haslingden Bypass converging into the M66 motorway, which in turn connects with the M60 and the M62 motorway at junction 18, approximately 12 miles to the south. The A56 Bypass connects with junction 8 of the M65, approximately 6 miles to the north. The property is located off Grane Road, a short distance to the south west of Haslingden town centre. The immediate vicinity includes residential dwellings, with a number of industrial/commercial buildings directly opposite the property accessed from Crispin Way. The substantial mill complex comprises a number of traditionally built interlinking buildings, predominantly constructed by way of stone elevations beneath pitched slate roofs and is arranged over two floors. The buildings are situated on an irregular shaped sloping site accessed directly from Grane Road, with a second access from Jubilee Road.
