The property comprises a substantial detached industrial building purpose built for a food manufacturing user and understood to be at least 40 years old. It is of steel frame construction, with part brick and part metal clad external elevations underneath a pitched roof, the majority of which is covered in asbestos cement sheets with approximately one third in metal cladding. A secure yard is provided to enclose the building and site. Access is available via a series of dock level loading doors to the northern elevation, accommodating van access with two diagonally accessed dock level doors and a ramp accessed surface door to the eastern elevation. At the western end of the site is a large sprinkler tank and a separate detached store. Currently, the yard area is quite tight for HGV circulation and the depth of the yard accessing the main docks is quite shallow at only 20 metres.
