ABOUT SONNHALDE , KINGUSSIE, HLD PH21 1JS

Highly attractive Victorian Highland guest house in an elevated position with views over Spey Valley. Commanding trading location in the popular town and tourist destination that is Kingussie. Well-established business offering a solid income and lifestyle proposition in a stunning setting. Trading 7 letting bedrooms with spacious 3-bedroom owners’ accommodation plus space to develop further private or letting accommodation. Attractive garden grounds plus a large studio building with multiple use applications or offering some future development potential subject to planning. DESCRIPTION Sonnhalde Guest House is a highly attractive establishment dating from c1880. This former Victorian doctor’s house presents a substantial and impressive traditional building with a prominent elevated location in the town of Kingussie. An attractive aspect of this property is its outlook with views towards the mountains in the background and the towns clocktower dominating one perspective. The guest house is configured to 10 bedrooms, of which 7 are used for letting purposes, offering greater capacity if sought. The letting rooms comprise of 1 bedroom on the ground floor with a further 6 bedrooms situated to the first floor. In addition, guests have the use of a charming lounge and a spacious dining room; both benefiting from lovely vistas across the Spey Valley. Both rooms also have stunning feature fireplaces reflecting the properties period origins. A most beneficial aspect of this sale is the spacious and private owners’ accommodation which would be ample for an extended family group. The owners have a suite of 3 bedrooms, a spacious lounge, a comfortable office and two bathrooms. The service and support areas are equally impressive. In addition, there is a large studio which could be used for a myriad of purposes, be it recreational, artistic or further accommodation. The trading aspects of the guest house are presented in good condition but offer new owners the opportunity to stamp their own personality on the business and develop the operation to the next level. The guest house combines to make a tremendous business and family home in a stunning setting. TRADE During the past few seasons, Sonnhalde has traded on a restricted level due to the owner’s health and desire to retire. Currently they operate the business on a bed and breakfast basis letting rooms from April to October and thereby trading on a seasonal basis. Evening meals could be provided on a pre-booked basis to guests if new owners had a penchant for catering. Should the current bed and breakfast trading model be operated to its full capacity year-round, it would be a highly profitable business whilst suiting new owners without any formal hospitality experience. The lion share of the business is generated in the months April to October with the influx of visitors to the Highlands undertaking holidays. Being situated along the A9 corridor and within a highly popular tourism area, Sonnhalde has a constant stream of guests drawn during the busy season. The guest house uses the Eviivo accommodation booking platform which in turn feeds into many web-based agencies to generate trade. The business does not have a website and the proprietors feel that new younger owners might use web portals and social media marketing platforms to develop the business further. THE PROPERTY Dating from the 1880s, this is a substantial building of stone construction under a pitched slate roof. The original building has accommodation arranged over three floors. The guest areas are set to the ground and first floors only. The private facilities are completely separated from the guest areas, offering extensive and flexible owners’ accommodation. Public Areas The main guest access to the property is situated to the front of the building. Entry is via double wooden doors leading to a spacious vestibule which shows off the building’s Victorian origins through the decorative floor tiles. Through a semi-glazed wooden door, access is gained to the attractive reception hallway with stairs leading to the guest rooms. To the right is where the guest lounge is located with its bay window and stunning feature fireplace. To the left of the hallway is another stunning room with a feature fire place and large picture window. Set to 6 tables to seat 16 covers, the breakfast room has a lovely ambience. LETTING BEDROOMS The guest house has 7 beautifully presented letting bedrooms, 5 are en-suite with modern facilities. Two rooms share a bathroom but there is scope for these to be made into en-suites subject to building warrants. Room 1 is located on the ground floor making this ideal for less able guests. The rooms offer generous proportions with comfortable, attractive furnishings and benefit from tea / coffee making facilities. Three of the bedrooms are located to the front aspects and offer stunning views of the Spey Valley. Letting accommodation is configured as follows: Ground Floor 1 - Double with en-suite shower room First Floor 2 - Twin with en-suite bathroom 3 - Double with en-suite shower room 5 - Quad (4 singles) with en-suite shower room 6 - Double with shared bathroom with room 7 7 - Twin with shared bathroom with room 6 8 - Twin with en-suite shower room OWNER’S ACCOMMODATION / SERVICE AREAS A most attractive feature of this property is the generous owner’s accommodation with its own private accesses and flexible rooms. Notionally, set to three bedrooms in the attic level, these are serviced by a family bathroom. Set to the ground floor the owners have a beautiful double aspect lounge offering superlative views. Off a central private corridor is a further office and a family shower room. This accommodation could suit an extended family with the office making a pleasant additional bedroom. The guest house has a spacious kitchen with ample floor and wall-mounted storage units. There is a 6-ring gas cooker plus a 4-ring electric cooker with a large extraction hood. The kitchen has a central family dining table and off to one side is a separate wash-up area. Leading to the rear aspects is a utility room with two washers and two dryers plus ample linen and household storage. Within the owner’s accommodation wing to the rear of the main building is a secondary office / supplementary bedroom; the latter being used as a general store. To the rear of the subjects there is a large studio building which was previously used as a photographic workshop. This former coach house has multiple potential uses and some development potential as further accommodation, subject to planning consents.
