The site comprises c.11.2 acres of hardstanding, which was originally developed at the coach park and Park & Ride facility for Lakeside shopping centre. It has subsequently been used for a variety of open storage operations, as a transport yard and as various civil works depots.
The former Lakeside Coach Park is located off Pilgrims Lane, approximately 1.60 miles to the east of central London and approximately 1.4 miles to the east of the M25 (Junction 31). The site sits to the north of West Thurrock town centre, close to Lakeside, West Thurrock Commercial Employment Zone and multiple out-of-town retail parks.
