Executive Summary
Situation The Burnside Bistro benefits from a prominent position on Main Street within the picturesque and extremely popular village of Tighnabruaich, located on the A8003 on the western shores of the Kyles of Bute. Tighnabruaich benefits from a steady population throughout the year, however it is boosted considerably in the summer months by the large volume of tourists and day-trippers attracted to the area as well as those with holiday homes in the village. Tighnabruaich is extremely popular with the sailing and yachting fraternity, offering some of the best sailing on the west coast. The spectacular surroundings attract various outdoor enthusiasts including walkers, golfers, hill walkers, fishermen, bird watchers and cyclists, to name a few. Tighnabruaich is easily accessed from Glasgow over land via Arrochar and Strachur or alternatively there is a regular vehicle and passenger ferry service operated by Caledonian MacBrayne from Gourock to Dunoon. Both journeys should take just under two hours. Tighnabruaich is an ideal base for touring this part of Argyll & Bute with nearby ferry services providing access to Mull of Kintyre and the Isle of Bute. The Kyle peninsula and the Kyles of Bute are sought after parts of Argyllshire, accessible from the main population centres in the Central Belt of Scotland. The property The subjects comprise a 2-storey traditional property with a modern 2-storey extension to the rear, which was completed in March 2006. The subjects all lie under a pitched roof and the original building was completely re-slated in February 2010. Internal details Internally, the restaurant provides circa 36 covers by way of loose tables and chairs as well as some bar seating and in clement weather provides a further sixteen covers externally by way of ornate cast iron furniture, which proves extremely popular. The restaurant has recently been completely upgraded and has been designed and fitted to a high standard in a modern and contemporary style with leather and wooden chairs, stylish tiles and a polished wooden floor. Ancillary areas Fully fitted catering kitchen. Large store room. Male and female/disabled WCs. Letting accommodation The property was extended in 2006 to provide four high quality en suite letting bedrooms over ground and first floor. Owner's accommodation The well proportioned owner's accommodation is set over two floors and consists of a large lounge with stunning views over the water, three bedrooms, dining kitchen and bathroom. The business The vendor has owned the Burnside Bistro for approximately 17 years and in this time has built up an excellent reputation for food and service, taking full advantage of the fresh local produce such as seafood that is readily available. Since extending the property in March 2006, as well as obtaining an Alcohol Licence, the business has been taken to a new level however, it is felt there is tremendous potential to increase turnover further by extending opening hours. The business currently trades between 9.30am & 5pm, 7 days a week and is open for dinners on three evenings. Although the rooms have proved extremely popular, most bookings have been made via 'word of mouth' with no real advertising having been carried out. It is therefore felt there is huge potential to increase occupancy levels with some advertising as well as registering with the Scottish Tourist Board. Trading information It is understood that gross turnover to the year ended March 2010 was that of circa £109,000. Further accounting information will be made available only after formally viewing the business. Our in-house Finance Consultant has personally inspected the accounts relating to this business and has indicated that, subject to status, a loan to value of up to 70% can be obtained on competitive terms.
